Single Family/Townhouses/Condominium Developments
It is interesting to note that the number of permits for construction
of new single-family residences increased to 17 permits issued
during 2005 from just one (1) permit during 2004. Nine (9) of
these new homes are located within the 27 lot Old Mill Woods
community under construction by Kenneth James Builders; with
the other eight (8) new residences representing what are commonly
known as “tear-downs” mostly located on lots within
the original 1956 Ladd’s Lincolnshire subdivision.
Manors
of Brampton Woods - Unit II Subdivision (Updated
March, 2010)
Phase 2 of the Brampton Woods Subdivision spans a 16.8 acre property between
Elm Road and Brampton Lane, west of Riverwoods Road. This is an 11-lot subdivision
that was actually agreed-to as a future phase of the Brampton Woods subdivision
in a 1989 Annexation Agreement.
The developer of the original phase of Brampton Woods, Arthur
J. Greene Construction, is currently constructing this subdivision,
which will eventually include three new single-family homes on
Brampton Lane (217-221 Brampton Lane), as well as six homes on
a new cul-de-sac, known as Hamilton Court, and entered off Elm
Road. There are an additional two lots with existing farmstead
homes that will also be part of this subdivision and will have
access off Hamilton Court.
Given Arthur J. Greene’s extensive homebuilding in Lincolnshire
throughout the 1980's and 90's, the Village is confident that
history and experience will lead to a high-quality subdivision,
with a minimum of disruptions to our current residents.
Brookwood
Farms (Updated
March, 2010)
The Brookwood Farms subdivision is a 9-lot development,
located on the west side of Riverwoods Road, immediately
north of Northampton Lane. This development sits on
the grounds of a former horse farm, from which its
name was derived. With Forest Preserve property to
the north and west of the development, residents of
this neighborhood know that their “neighbors” on
this side of Riverwoods Road will continue to be trees,
grasslands and wetlands for years to come. This subdivision
consists of two-acre lots, similar in size to the subdivision
to the south along Northampton Lane. Construction of
homes has begun and completion of subdivision improvements
is expected by Summer, 2010.
Easton
Subdivision (Updated
March, 2010)
The 4-lot Easton Subdivision is a single-family residential subdivision by
Vernon Builders. The development is located on a 3.7 acre parcel, along Old
Mill Road, north of Half Day Road (Rt. 22). The plans for this subdivision
include landscape buffering in both the front and rear yards, to enhance the
privacy of both current and future residents of the area. Two homes have been
completed in this area and two lots remain available for new homes.
Forest
View Subdivision (Updated
March, 2010)
The Forest View subdivision is a 7-lot single-family residential development,
to be located on the south side of Route 22, midway between the intersections
of Oxford Drive and Oakwood Lane. The subdivision will consist of a long, narrow
parcel of approximately 7.27 acres, with a detention pond at the southern end
of the property, and a public street, known as Thornfields Lane, serving the
development. Tree buffers will be preserved along parts of the east, west and
south property lines and access from the subdivision will be provided only
for right-turn movements into the site from Route 22, and right-turn movements
back out to Route 22. The Illinois Department of Transportation (IDOT) has
so far agreed only to this limited access, though the developer continues to
work with IDOT to alleviate these concerns.
Lincolnshire
Forest (Updated
March, 2010)
Currently under construction, Lincolnshire Forest is an 11-lot
single-family residential subdivision, located on the northwest
corner of Route 22 and Elm Road. Seven of those lots front
on Preston Court, a new cul-de-sac street that intersects with
Pembroke Drive, while the remaining four lots are accessed
via an access easement from Elm Road. The lots range in size
from 2/3 of an acre to almost 1 acre. The subdivision incorporates
a new native-landscaped detention pond, and an adjacent existing
wetland, that can be crossed by a boardwalk. Most of the lots
are heavily-forested, allowing the opportunity to carve homesites
out, leaving significant existing trees intact. A large public
forested lot at the immediate corner of Route 22 and Elm Road,
helps provide screening to the homesites in this subdivision.
Lincolnshire
Place Condominiums (Updated
March, 2010)
This 2.44 acre condominium development enjoys a prominent location in the heart
of Lincolnshire, just east of the intersection of Olde Half Day Road and Milwaukee
Avenue. The developer, Weiss Development, has constructed a four-story, 62-unit
higher-end condominium, that is in the midst of Lincolnshire’s Downtown
Development. This condominium building serves as a well-integrated extension
to the existing Village Green of Lincolnshire condominiums, previously completed
by the same developer, creating a harmonious and architecturally-pleasing neighborhood.
The building contains two and three-bedroom units, with seven different floor
plans, and offers an extensive array of exterior and interior amenities. The
close proximity to the vibrant Village Green Retail Center, Walgreens, and
walking and biking paths, as well as ample adjacent open space, make this an
enviable location.
Walden
Pond Condominiums (Updated
March, 2010)
This proposed 36-unit condominium building has been approved by the Village
Board as part of the final development phase of the Tri-State International
Office Center. Known as the Walden Pond Condominiums, the three-story, brick
and stone condo building will be constructed on the vacant site directly south
of the Homewood Suites hotel, and will fit well into a neighborhood consisting
of single-family homes, townhouses, and the adjacent hotel. The condo building
will offer a unique and high-quality architectural design, with views overlooking
the scenic pond, underground parking and spacious floor plans. While no start
date for construction has yet been determined, the Village is hopeful that
construction will be under way by the latter half of 2010. |
