Boundary Agreement with the Village of Buffalo
Grove
The
Boundary Agreement, formally approved by the Mayor and Board
of Trustees on May 23, 2005, identifies the most logical municipal
boundaries, clarifies the appropriate land uses and designates
the desired densities for a variety of unincorporated areas within
the municipalities’ overlapping planning jurisdiction areas.
The agreement also ensures that local residents and officials,
not real estate developers, determine what is the most desirable
development scenario for undeveloped and underdeveloped properties
within the Boundary Agreement Map Area. This is a notable accomplishment
for both communities and helps solidify that good planning practices
and decisions are made for the proper reasons well into the future.
This intergovernmental agreement also marks the successful conclusion
of a long term goal of the Mayor and Board of Trustees to secure
the annexation of desirable properties and ensure the Village’s
vision for appropriate growth and development is realized.
Key components of the Boundary Agreement:

Nearly equal acreage designated for each municipality.

The Par King and Cubby Bear North properties will eventually
be annexed to Lincolnshire.

The Land and Lakes property south of City Park at Lincolnshire
would eventually be annexed to Buffalo Grove.

Overall density of the unincorporated Prairie View Area,
including Kris View Acres, Apple Hill Lane subdivision, Meadows
of Prairie View subdivision, and the 40 acre Stancliff Farm,
is capped at a maximum of 2 residential units per acre.

It is not the Village of Lincolnshire's intention to actively
seek the annexation of the properties within the Prairie
View area. It is, however, the Village's desire to protect
these areas from inappropriate redevelopment efforts now
and in the future.
- Greater assurances are provided to other area taxing districts
in assessing future growth and service demands on their operations
and facility needs.
