Single-Family Residential Bulk Regulations
The Village’s bulk
regulations establish parameters for
the building "envelope" (i.e., maximum permitted buildable
area on a lot) and help to control residential density in the
Village.
The maximum Floor
Area Ratio (FAR) in all single-family residential
zoning districts is 0.25 (25%) of the lot area.
The building
side setback plane is measured
at a 45-degree angle, beginning at ten feet (10') directly above
the established grade
on the side lot line. All new buildings and additions must be
contained within this plane.
While the Village currently does not regulate
residential teardowns/rebuilds, the Village does require that
any contractor/homeowner who is
contemplating a teardown/rebuild/major addition notify surrounding
properties regarding their proposal, while their building permit
application is under the Village’s review. This is designed
to increase surrounding property owners’ awareness of these
types of projects. Please view the Information
