Single-Family Residential Impervious Surface Regulations
The Village Code contains Maximum Impervious
Surface regulations for single-family residential properties
in the Village. The
Village Code (Section 6-2-2) defines impervious surface as "any
man-made area that alters the natural surface course for, or
does not allow for, the natural rate of absorption or retention
of storm water." Such areas include, but are not
limited to, building footprints, driveways, walkways, swimming
pools,
porches, decks and patios.
The goal of these regulations is twofold: to control stormwater
runoff and to enhance neighborhood aesthetics. This is mainly
accomplished through control of development intensity by placing
limits on the amount of paved or other impervious surface area
that can be present on any individual lot. By implementing the
maximum impervious surface ratio, the Village strives to enhance
its drainage system (and minimize Lincolnshire’s effect
on the Des Plaines River watershed) and maintain the desired
community character with ample green space and natural landscape.
The impervious surface ratio is obtained by dividing the total
amount of all impervious surfaces on the lot by the total lot
area. The maximum impervious ratio permitted by Code depends
on the zoning district the property is located in. The requirements
are as follows:
