Property Maintenance Program in Lincolnshire
The mission of the property maintenance program in the Village
is to maintain and improve the overall living environment of
the residential and commercial areas in the community. This not
only includes keeping the Village esthetically pleasing but also
safe from code violations that may affect the welfare and safety
of our residents. In order to achieve this goal, the Village
has implemented the International Property Maintenance Code in
conjunction with the Village of Lincolnshire’s Ordinances.
The point of the program is to maintain the high quality of life
expected by the Village’s residents.
The majority of property maintenance violations received by
the Village actually come from residents themselves. There is
a very specific process that is followed to ensure that a complaint
is taken care of from beginning to end.

Once a complaint is received, a visual inspection is performed.
If a violation is observed, a Notice of Violation letter
is sent by U.S. mail. A specific time frame is given to remedy
the violation.

Following the deadline provided, a visual re-inspection
is performed. If the violation has been remedied, the file
is closed. If the violation still exists, a second letter
is sent with a shorter deadline to come into compliance,
usually one week. This letter is always sent by certified
mail.

Should the second deadline expire without compliance, a
final site inspection occurs. If it is determined that the
issue has not been remedied to Code, a "Notice to Appear" ticket
will be issued. The resident will then be required to appear
in court for a hearing.
The most common property maintenance concerns that the Village
usually deals with are high grass complaints, noncompliant accessory
structures, outside storage, refuse can location and illegal
signage (residential and commercial).
The Village’s main goal is not to issue tickets or fines,
but to achieve compliance with the Code. The Village Staff is
more than happy to work with our residents to rectify any property
maintenance concerns they may have, in fact we encourage it.
This program can only be successful with your help and diligence.
While daily general inspections of the neighborhoods are conducted,
it is not possible for the Village to be aware of all the property
maintenance concerns in the community. We are asking that if
